Built For Facility Managers Running 5+ Loading Docks
When a dock door fails on a busy distribution floor, every hour offline costs a warehouse $400–$1,800 in stalled deliveries, idle forklifts and lost shipping windows. POCO Garage Doors runs preventive maintenance contracts, priority emergency response and multi-unit savings programs built specifically for warehouse and distribution facility managers in the Tri-Cities — not adapted from a residential service template.

Why Facility Managers Choose POCO
One Vendor, Every Door, Every Dock
Most warehouses run a mix of brands — Richards-Wilcox sectional doors on the truck bays, Steel-Craft on the rear shipping doors, a high-speed roll-up on the food-grade entry, and LiftMaster commercial operators on every track. We service all of them, on the same visit, with one invoice and one point of contact.
Our service trucks carry every common commercial torsion spring size (high-cycle 25,000 to 100,000), commercial cables, drums, hinges, rollers, photo eyes, breakaway bottom seals and LiftMaster commercial operator parts — so most service calls finish on the first visit, no return-trip surcharge.

What A Maintenance Contract Actually Saves You
The math is simple: an unplanned dock door breakdown during a shipping window costs roughly 8× the price of replacing the part on a scheduled visit. A typical 18-door facility on our Bi-Annual plan looks like this versus running break-fix only:

Priority Emergency Service
Emergency Response When A Dock Goes Down
When a contract client calls, your job goes to the front of our queue — not the back. Tier 2 clients get a guaranteed 2-hour on-site response SLA during business hours. Tier 3 clients get 1-hour response, 24/7, including weekends and statutory holidays.
Every contract truck rolls with a stocked commercial parts inventory, so we usually fix the failure on the first visit instead of leaving you with a tarped-off bay overnight. We send shift-end status updates by email or SMS so your operations team always knows when the door is back in service.

Warehouse Garage Door Service — Common Questions
What does a warehouse garage door maintenance contract cost?
Tri-Cities warehouse maintenance contracts typically run $80–$140 per door per visit, depending on door type, height and access. A standard 18-door facility on our Bi-Annual plan averages $2,400 per year all-in — usually paid back inside the first emergency call avoided. We always quote per-facility after a free site walk.
How fast do you respond to an emergency dock door failure?
Standard commercial response is same-day during business hours. Bi-Annual contract clients get a guaranteed 2-hour on-site SLA. Quarterly Enterprise contract clients get a 1-hour SLA, 24/7, including weekends and statutory holidays.
Do you service warehouse doors after hours?
Yes. We run a 24/7 emergency dispatch line for contract clients. After-hours service for non-contract clients is available at a published premium rate — we will quote it before dispatching.
Can you work on commercial doors we did not install?
Yes — the majority of our warehouse contracts are on doors installed by other vendors. There is no penalty for switching, and we will inventory every door on the first PM visit so you have a clean asset register going forward.
What brands of commercial doors do you service?
We service every major commercial overhead door and operator brand in BC: Richards-Wilcox, Steel-Craft, Garaga Commercial, Hormann, Wayne Dalton Commercial, Northwest Door, Clopay Commercial, Rytec, Albany high-speed, and LiftMaster, FAAC and Manaras commercial operators.
Do you provide WorkSafeBC documentation?
Yes. Every PM visit produces a written condition report per door. Tier 3 Enterprise contracts include an annual WorkSafeBC compliance audit covering safety photo eyes, safety edges, emergency release cords, panel integrity and pinch-point guards.
How long does a typical warehouse maintenance visit take?
Approximately 20–35 minutes per door for the full 21-point inspection. A 20-door facility is typically completed in a single day by a 2-tech crew, scheduled around your shift change to avoid disruption.
How much downtime should I expect during scheduled service?
Each door is offline for 15–25 minutes during its inspection. We work bay-by-bay so you never lose more than one door at a time, and we schedule around your shipping windows. Outside of those minutes, the rest of the dock keeps running.
